Mould problems in housing portfolios are stubborn because the causes remain invisible: excessive humidity, poor ventilation, or cold external walls. Reactive intervention—only after tenant complaints—is too late and too costly.

In Amsterdam alone, 40% of social rental housing struggles with moisture and mould problems, affecting more than 15,000 homes in a single city. Housing alderman Zita Pels concluded that the scale and complexity of the problem demands structural measures beyond reactive maintenance. Mould and moisture, she stated, are "often symptoms of structural building defects and deferred renovations."

The three invisible causes:

  • High relative humidity (RV%): Condensation on cold surfaces gives mould spores room to grow. Root cause: too many occupants, insufficient ventilation, or leaks.
  • Inadequate ventilation: Rising CO₂ levels are a direct indicator of poor air exchange. Higher occupancy without extra ventilation accelerates moisture buildup.
  • Thermal problems: Large temperature differences—cold exterior walls versus warm indoor air—cause condensation on walls, corners, and ceilings.

Relative Humidity (RV%)

Above 65-70% RV, mould growth accelerates rapidly. Sustained high RV without ventilation spikes indicates structural moisture transport or leaks—not a behavioural pattern.

CO₂ Concentration (ppm)

CO₂ rises with occupancy and drops with ventilation. High CO₂ + high RV = many people in limited space without air exchange. This is a direct indicator of ventilation shortfall. Cobra Climate uses CO₂ sensors without ABC correction, so trends remain reliably comparable over time.

Temperature (°C)

Together with RV, the platform calculates the dew point: the temperature at which condensation occurs. Cold spots combined with high RV are mould hotspots—visible on the dashboard before tenants report them.

Why No ABC Correction?

ABC (Automatic Baseline Correction) resets calibration periodically to an assumed outdoor air value. In high-occupancy housing, the air is never "clean"—so ABC systematically underestimates CO₂ concentration. Cobra Climate sensors measure absolute values, making trends and deviations reliably comparable across dozens of homes.
